What They Say about Us
These are some reviews that we have received on Facebook and Google:
He explained all of the possibilities involving our case, guided us from the beginning to the end of the closing of the deeds, and advised us on the best solution.
He broke through the wall of formality that his role normally demands, made us feel welcome, and answered all of our inquiries simply and impeccably!
Definitely will be my notary!"
Some of our Recommendations
We do everything you would expect from a notary (incorporation of companies, commercial transactions, mergers and acquisitions, real estate contracts, authentication of signatures and documents, wills, marriage agreements, etc.) in an independent and impartial manner, preparing legally impregnable, valid, and unassailable documents that stand the test of time.
We do this by providing our clients with informed and coherent choices in a transparent and easily understood format.
The notary is a public official to whom the State entrusts the preventive control of the legality of the laws.
The notary is an enforcer of the law and by having this designation often plays a role in protecting weaker parties.
The work of the notary is recognized as legally binding and therefore it can be submitted as “certified” evidence in litigation before the Judicial Authority.
It is not true that Notaries are all the same!
While it is true that the average level of training of Italian Notaries ensures high standards, it is also true that each notary has their own attributes regarding skills, knowledge, client focus, problem-solving capabilities, and operations planning.
Notaries are chosen for their overall capabilities; they are not chosen based on cost: the price is what you pay; but the value is what you get!
Do not forget that the value of work done accurately and precisely, can be appreciated for years to come, when, for example, you resell property without any difficulties.
Notary fees have been deregulated, so each notary is free to apply the rates he or she deems fair. Nonetheless, in order to operate effectively and with efficacy, each notary's office requires a multi-tiered structure, the costs of which must obviously be covered through professional activity.
Rates that are too low may correspond to poorly-run operations and run the risk of insolvency. In fact, the notary's charges include the taxes and fees that the Notary must pay, on behalf of the client, to the State!
In general, however, it can be said that, at present, the cost of notarial services are between 1 and 1.5% of the transaction’s value.
Price is what you pay,
but value is what you get!
The time involved for notarial services depends upon the type of deed required and, often, the need to coordinate the notary's activity with that of other participants (e.g., banks that have to provide the loan).
Our professional association, "Notai Veneziani Riuniti - Ausilio Doria Manente e Sandi", on average, is able to carry out real estate matters in about ten days.
